How long does it take to sell a home? There is no easy answer. Recognizing the key factors influencing the market can give you significant control over the time it takes to sell your home. The proper balance of these factors will expedite your sale.

Location: Your house is where your house is. We've all heard the most important 3 words in real estate is location, location, location. Location is the most important influencer of value. If your home is located on a busy arterial, it will not be worth as much as a home on a quiet, private street.
Competition: We have no way to know when your neighbor is going to list their home and for what price.
Market conditions: Again, when you are ready to sell, the market is what the market is. If it favors Sellers, then we'll have an advantage. If it favors Buyers, we'll have to be the shiniest penny to be picked.
WE CAN CONTROL
Condition of the house: We want to put your house in it's best possible condition. When a house has high emotional appeal, it will sell faster than the competition.
Terms: We can choose to be rigid or flexible in our terms. An example of this would be a closing date. Will we be flexible with the closing date with our Buyer? or demand a narrow date for closing that may or may not agree with the Buyer?
Price: By far the most important factor in a timely and profitable sale for a Seller is pricing at the right price. No amount of marketing will overcome a house that is priced too high in a distressed location that isn't in it's best condition when compared with the competition.
