Inventory is up and sales are down in the Eastside NWMLS areas 500-600. Median prices, however, for the area continue to rise (6.09%) from 2006 numbers. Buyers have plenty of choices in all price ranges right now, and Sellers will be facing longer market times.
Overall in September, the Eastside had 3,529 listings compared to 2,529 listings at the same time last year (36.84%). At the same time Pending sales were off -30.89% from 2006. (443 vs. 641).
Median prices, however are slipping month to month. A Seller cannot expect to sell for the same price as he would have in the spring, which is a typical seasonal occurance.
