ACTIVE inventory is scarce on King County's Eastisde. Last year (2011) there were 1,768 active listings compared to only 957 in 2012. The months of available inventory at the current rate of sale came in at only 1.8 months compared to 4.1 months of inventory last year.
The median price was up 4% ($526,455 in 2012 vs. $506,711 in 2011)
Closed sales were up 33% with 622 in 2012 vs. 468 last year.
As you can readily see, the entire region has slipped into a SELLER's advantaged real estate market. If you've been putting off selling for better conditons and higher prices, THIS COULD BE YOUR YEAR!
